When dealing with a sale of property we will prepare the Contract and comprehensive documentation for the buyers’ conveyancers and deal with any enquiries they have promptly. When acting on a purchase we will carry out a full investigation of the legal title and submit on your behalf all relevant searches and enquiries. When the results are received you will be advised of the information obtained by way of a full comprehensive report on the property so that you are fully aware of all aspects applicable to the property you are buying before you proceed to exchange and completion. You are welcome to attend the office to discuss the report and raise any enquiries you have.

We shall attend to all formalities on your behalf and in particular exchange and completion. Upon completion of your sale any existing mortgages of which we are aware will be repaid on your behalf. On completion of your purchase we will deal with the payment of the stamp duty, if applicable, on your behalf and also registration of your interest with the Land Registry. Once registration is completed you will be sent a copy of the Title Documentation showing you as the registered owner of the property.

We endeavour to coordinate matters applicable to your conveyancing transaction so that your required timescales are achieved however there are other parties involved in the transaction so issues are not always within our control. Due to the extensive experience Sanders Witherspoon has in conveyancing we will however be able to give you advice upon possible solutions to many of the problems which can arise.
